Biodiversity and habitat improvements, including protecting and strengthening existing hedgerows, extensive new tree planting and a significant area reserved exclusively for wildlife creation and biodiversity enhancements.
The Proposal
Further information on the details of the proposal are as follows:
Vehicles will access the site from an upgraded A53/Longslow Road junction. The improved junction will feature longer deceleration and turning lanes to bring it in line with the current design and safety standards.
A suite of traffic surveys and detailed assessments are being undertaken for key junctions on the A53 to establish the impact of the development proposals and identify what improvements are necessary to ensure these are mitigated.
Initial assessments indicate that the development will not create any significant effects.
Active Travel
To ensure that future residents have a genuine choice to use active travel modes over private car for local journeys, crossing points across the A53 are proposed to connect with existing PROW routes to the south of the A53 which provide onward access to the services and facilities within Market Drayton.
A pedestrian and cycle crossing facility over the A53 to the south of the Longslow Road will be provided. The crossing and connections on either side of the A53 would also benefit existing users of the well-used Public Right of Way which crosses the site.
A signal-controlled pedestrian and cycle crossing with equestrian facilities will be provided over the A53 to upgrade the existing crossing adjacent to the Blanford Way roundabout. The crossing would be located to facilitate a key desire line between the site and Market Drayton town centre via the Public Right of Way of Rush Lane and Loverose Way.
A network of pedestrian / cyclist routes would be provided within the site on a street / path network that prioritises active travel movements over car/motor vehicles, whilst reducing interactions with the A53 corridor.

A suite of ecological surveys will be undertaken to assess the conservation value of habitats and species present across the site, in accordance with relevant industry-standard guidance.
The proposals have been informed by the retention of key ecological features including the riparian zone surrounding the Sych Brook and existing habitat corridors adjacent to existing trees and hedgerows. All proposals will be progressed in line with Biodiversity Net Gain (BNG) principles with opportunities for additional habitat creation and long-term ecological enhancement.
Most of the site is within Flood Zone 1, with a low risk of flooding. Areas of higher flood risk are associated with the Sych Brook. Surface water risk is minimal on the site and associated with natural low-lying areas on the site.
A robust Flood Risk Assessment has been undertaken in support of the proposed development to ensure that no built development is at risk of flooding.
A comprehensive, holistic sustainable drainage system will provide surface water drainage for the proposed development. The sustainable drainage network will utilise swales, ditches, basins and ponds to maximise biodiversity and public amenity benefits whilst sustainably managing surface water run-off.
The impact of existing noise sources on the proposed development and the extent of any mitigation required will be quantified in a noise impact assessment to be submitted with the planning application.
When required, appropriate mitigation measures will be incorporated into the design of the new homes to achieve the requirements of relevant policy, standards and guidance. Properties will be designed so that appropriate sound levels are achievable both internally and in gardens.The proposed development aims to strengthen green corridors along the site boundaries, such as Longslow Road, A53 and Sych Brook corridors, through the retention and enhancement of existing natural features including, hedgerows, trees, and field boundaries. This will create stronger and more efficient habitats connections within the site and to the wider landscape.
There is also an opportunity to extend the edge of Market Drayton Town and create a new frontage to the Sych Brook corridor. The aim is to preserve and enhance the site’s character by conserving and strengthening key existing landscape features, including trees and hedgerows associated with the Brook, alongside a network of new pathways.
The emerging Masterplan aims to create a well-connected and nature-led framework that is established by conserving and enhancing key existing landscape features and forming multifunctional green infrastructure that integrates a variety of open spaces supporting both the community and wildlife.
